Our Services

Dilapidations

Dilapidations is a process for resolving breaches in lease agreements involving the maintenance and repair of commercial properties. Our building surveyors can provide dilapidations advice for both Landlords and Tenants, this includes pre-acquisition interim and terminal dilapidations liability assessments, preparation of interim and terminal schedules of dilapidations and negotiation to achieve a justified commercial settlement.

Building Survey

Our experienced building surveying team provides building surveys of commercial, public sector and institutional buildings. We offer pre-acquisition technical due diligence (TDD) surveys to provide a comprehensive assessment of the condition of the property or asset. This informs the buyer of their liability and any associated costs for repair (and where appropriate compliance), or maintenance. Analysing these risks, costs and issues is essential. As such, we advise that TDD surveys are undertaken when making important decisions on a property purchase or lease so that risks are understood and managed. We also carry out comprehensive surveys and assessments throughout the client association with the building, including defect analysis and identifying solutions and repairs.

Planned Preventative Maintenance (PPM)

Planned Preventative Maintenance (PPM), properly carried out at the right time, eliminates costly reactive maintenance and repairs, and spreads maintenance costs more evenly over longer periods of time, allowing for predicted maintenance expenses. We undertake a survey of the building(s) and use this data alongside our technical knowledge and experience to predict future maintenance liabilities and schedule repairs or replacements over defined periods.  This can extend the life of individual elements and your overall building asset whilst providing better management of property budgets.

Project Management

Our project managers advise and represent the client and are responsible for the day-to-day management of projects.  Responsibilities include commissioning/managing the design team, procurement, liaising with planning authorities, budget control, contractor engagement, resolving utility issues, insurances, change management, document management, tracking and reporting time, cost, quality and risk.

Project Monitoring

The Project Monitor’s role is that of advisor to the client/funder of a building project. Our Project Monitoring service includes reviews of project documents, design team reviews, assessment of appropriate levels of PI Insurance review, consents and cost plans. We also attend team meetings but not as a project manager, co-ordinator or director and this role does not take away any project team responsibilities. The Project Monitor keeps a close watch on the risks associated with a development and protects the client or funder’s interests.

Principal Designer

The purpose of the Construction Design and Management Regulations (2015) is to integrate health and safety into the design of construction works and the management thereof. It requires projects to be notified to HSE and for a Principal Designer to co-ordinate design risk. We have established a strong track record of acting as Principal Designer and assisting with these regulations.

Architecture

We provide the full range of architectural services for a commercial project in line with the RIBA plan of work. From preparation of the brief to concept design, spatial coordination, technical design, construction and handover. We have a talented team of Architects, Technologists and Interior Designers for all stages of a project. We also support clients with initial feasibility studies to establish the financial viability and technical feasibility of the project, and assessment of potential risks and opportunities.

Tailored Maintenance Services (TMS)

Facilities Management isn’t suitable for everyone. But you don’t have to be an industrial giant, government department or local authority to have your buildings expertly cared for. We offer Niche FM or TMS – a tailored maintenance solution for a stress and hassle free way of managing client’s properties and interests.

Conservation

We deliver conservation planning to the design, specification and management of preservation, conservation and adaptive re-use of buildings (including Listed Building Consent).  Where a project is supported by grant aid, we provide the oversight of a conservation accredited professional, assisting owners to adapt historic buildings to new uses.

Cost Management

As building surveyors with our own cost library we are able to cost manage projects: preparing budget costs, cost plans, tender reports and post-contract cost control. When paired with our architectural services, we deliver your project seamlessly from start to finish.

Construction Management

Construction Management is a procurement route in which a Professional Construction Manager manages separate trade contractors directly contracted to the client. We provide this professional management acting as Principal Contractor. Using this approach and managing the risks at interfaces between packages, we have delivered projects with benefits in terms of rapid and flexible site deployment, out-turn cost and close control over the works.

Retrofit

Having long-held the belief that ‘the greenest building is the building that already exists’ – we have extensive experience modifying and improving the fabric of a building to upgrade its thermal performance, energy efficiency and functionality. We are knowledgeable in the latest technology and opportunities for retrofitting traditional buildings, which is fundamental in creating resilient buildings. This is demonstrated by our Passivhaus accreditation.
