We have an expertise in the increasingly important thermal performance assessment and upgrading of buildings and understand the needs and objectives of commercial, public sector and institutional clients. Residential Building Surveys
GLM undertake detailed building surveys that are informed by the many conservation and refurbishment projects that we carry out. We understand traditional construction, its repair, maintenance and upgrading. We provide clear, concise reports that give costed and prioritised recommendations based on our in-depth knowledge and understanding of the technical, statutory and design constraints and opportunities affecting this type of property.
Dilapidations involve resolving breaches of lease agreements involving the maintenance and repair of commercial properties. GLM’s building surveyors can provide the following for Landlords or Tenants: pre-acquisition dilapidations liability assessments, schedules of condition to limit a tenant’s liability, interim and terminal schedules of dilapidations and negotiations to arrive at a justified commercial settlement.

This provides the peace of mind and assurance a Client needs throughout a construction project to ensure successful delivery whilst effectively managing the risks associated.
The Construction Design and Management Regulations (2015), which aim to integrate health and safety into the design of construction works and the management thereof, require projects to be notified to HSE and for a Principal Designer to co-ordinate design risk. Through Principal Designer appointments, GLM have established a strong track record of assisting with these regulations.
Planned preventative maintenance (PPM), properly carried out at the right time, reduces the incidence of more costly reactive maintenance. We use survey data and technical knowledge to predict future maintenance liabilities and schedule repairs or replacements over defined periods. This can extend the life of your building asset whilst providing better management of property budgets.
