Craigmount Avenue is a development of luxury, design-led family homes in East Craigs, Edinburgh

22 Craigmount Avenue is an outstanding design-led development of luxurious four-bedroom family homes for Glencairn Properties. Built on what was underutilised land with a single storey office building occupying part of the site these 3 storey houses have stunning views of the Pentland Hills and easy access to transport links in and around the city.

The design was a direct response to the demand for family housing by forming two blocks of four bedroom houses.

In order to keep the height of the development as visually low as possible, while providing the required accommodation, the proposed houses had two bedrooms contained within the roof space. The projecting bays serve to articulate the elevation and break up the massing.

The predominant material is a white render which is set against a darker brick for some detail panels. The houses were designed to be a modern interpretation of a very traditional house form while also fitting with the developer’s desire for a simple contemporary aesthetic to appeal to an increasingly design-savvy market.

A first floor sitting room takes advantage of the best views from the site while an extensive kitchen / diner with 3m wide floor to ceiling glass doors leads to the garden. Bathrooms and en-suites feature Grohe systems and underfloor heating throughout. The kitchens are finished to a very high standard with contemporary German designed units by Hacker Silestone worktops, an island with breakfast bar and state of the art Neff appliances.
