Brief and Response
GLM were commissioned to carry out due diligence surveys of Standard Life building stock in and around Edinburgh city centre and deliver a five year maintenance plan for each building. The findings of the survey were split into ‘urgent’ and year 1 to year 5 categories with each item given a unique priority level. GLM were then commissioned to carry out recommended ‘urgent’ and ‘year 1’ works to 6 out of the 7 buildings surveyed.
These subsequent projects were carried out between May 2012 and February 2013 and ranged in value from £6,000 to £180,000. The work involved in the six projects included repairs to a variety of different roof coverings, repairs and replacements to stonework in traditional buildings, re-coating and redecoration to decayed elements of large system built industrial units and in one instance the complete replacement of a façade previously damaged by inappropriate maintenance works.
The projects were notifiable under the CDM regulations so careful thought was required for the sequencing and method of the works in order to eliminate health and safety risks wherever possible. Due to the prominent location of some of the properties adherence to strict local authority requirements had to be carefully managed.
