GLM have worked for ESM schools for many years across both the Stewart Melville and Mary Erskine campus. They recently acquired a 20 year old office building on the edge of the Stewart Melville site which they wanted to convert into classroom accommodation. GLM were originally engaged as Building Surveyors on this project to give pre-acquisition advice, which included a pre-aqcquisition building condition survey and feasibility study.
Once purchased, we were appointed to assess and negotiate a dilapidations settlement with the outgoing tenant and then appointed as Architects, Project Managers and Contract Administrators to deliver this project from inception through to completion. No conversion is particular easy especially when it comes to meeting current building regulations. For this particular project some of the challenges were low level windows that needed protection,
upgrading emergency escape routes and finding routes for new drainage systems to serve additional toilets.This was not easy with a concrete frame construction. The classrooms were carefully designed so as to not require mechanical ventilation and GLM worked closely with the school to create the ideal arrangement of desks and equipment. The project was brought in on budget and apart for a week lost due to snow, on programme.
