Brief and Response
When this end-terrace Victorian stone built townhouse in the popular Merchiston district of Edinburgh came on the market, property developer Seven Hills Property Limited recognised a fantastic opportunity to convert this one time social club into residential units for a growing subset of young professionals looking for quality accommodation close to the city centre. GLM was appointed to design and project manage the sub-division of the building into four residential units which includes – 1 bedroom unit to the lower ground floor,
and 3 x 2 bedroom units to ground, first and second floor levels. The project was carried out in two phases. Phase I included external repairs to the stonework, replacement of lead flashings, construction of a new cupola, a full overhaul of joinery works, new timber sash and case windows and the creation of a balcony on the top floor. Following the structural repairs and alterations of Phase I, our architecture team oversaw the internal reconfigurations of Phase II. Phase II required fortnightly site meetings to monitor and report on progress to
the client and the production of a cost plan to meet a yield model which would meet the client’s needs as a developer. Throughout this project we once again worked with trusted contractor True Build. The finished product is a bright and modern building that has been sensitively altered and refurbished to maintain its Victorian character and charm. Following the completion of works in Autumn 2015, the units were put on the market for re-sale.
